Five steps, in order, with the numbers you should have before each one.

The order of operations

  1. Get pre-approved, not pre-qualified

    A full pre-approval letter with credit pulled. It fixes your real ceiling and makes your offer easier to take seriously.

  2. Set the search on paper

    Areas, price band, minimum beds, and the two or three things you will not compromise on. Adam sets the MLS search off that list so you are not watching portals all day.

  3. Tour in blocks, take notes

    Four to six homes in one run beats one house a week. You will compare properly, and you will see what the price band actually buys in each area.

  4. Offer against the comps

    Before any number goes on paper you see what sold on that street, what is sitting, and how long the listing has been active. Then price, terms, and concessions get set together.

  5. Inspect, appraise, close

    Inspection, appraisal, association documents, and a walkthrough. Adam holds the calendar so nothing in escrow slips past its deadline.
